			<content:encoded><![CDATA[<p>It’s a fantastic thing when businesses can join together to achieve something great for the wider community.<br />
This month we see many events occurring around Rotorua for the betterment of the community.</p>
<p>  On the 5th March LJ Hooker ran an auction for Relay for Life, which raised a total of $2841.  Goods and services were generously donated by businesses around Rotorua resulting in a stunning outcome.</p>
<p>Early Wednesday morning 10th March we have the Professionals holding their Charity Breakfast for the Cancer Society.  This is an annual fundraising event with proceeds going to the Cancer Society.</p>

This Friday the 12th March we have the You Choose Foundation running their annual Charity Golf Tournament.  The winners will receive $15000 to donate to a charity of their choice.</p>
<p>Saturday 13th-Sunday14th are the days that Relay for life is held this year.  This event is held over 22 hrs and involves numerous businesses and organizations around Rotorua. Through this event much needed funds will be donated to the Cancer Society.</p>
<p>All in all, a stunning effort Rotorua, its wonderful to see evidence of the great Community Spirit that we have here, keep up the good work!</p>

			<content:encoded><![CDATA[<p>For everyone who lives in the Tauranga area and has any illegal structures which may have been erected prior to 1 July 1992, or for Building Permits which have not been signed off here is the best way to safe guard your Agreement for Sale and Purchase from being cancelled due to a Building Consent not being issued by the Tauranga City Council.</p>
<p>You will need to obtain a Safe and Sanitary Report, the process is as follows:</p>
<p>There are two registered Accredited Inspectors approved by the Tauranga City Council they are Frans Boucken (Building Surveying Services) and Ross Hamilton (New Zealand Building Certifiers). Either appointed Inspectors will need to inspect the property in order to prepare a Report which is to be lodged with the Council.</p>
<p>You will be required to pay the cost of the inspection together with a fee of $250.00 to the Council for the Report to be lodged on the property file together with an additional fee of $250.00 if you require a letter of confirmation.</p>
<p>Being proactive can save you a lot of grief getting your Agreement for Sale and Purchase confirmed unconditional.</p>
<p>Checking the property is free at the Council.</p>

Kiwibank Welcome home loans is in conjunction with Housing New Zealand Corporation and is for individuals, couples and families with little or no deposit but who can afford the loan repayments.</p>
<p>How a Kiwibank Welcome Home Loan can make homebuying easier.</p>
<p>The deposit: No deposit for home loans up to $200,000.00. If you qualify, you won&#8217;t need a deposit for a home loan up to $200,000.00, based on the registered valuation or purchase price of the property, which ever is the lower. You can borrow the whole 100%</p>
<p>Deposit assistance: When your borrowing 100% of the purchase price or valuation, the person selling you the house will require you to pay them a deposit. This is usually payable before the home loan is available at settlement. Kiwibank may be able to arrrange an overdraft (upto a maximum of $7,500.00 or 5% of the purchase price which ever is lowest) to help you pay the deposit. This overdraft will become part of your loan when your home loan is drawn down. Deposit administration fees and conditions apply.</p>
