Purchasing your first property should be one of the most exciting experiences in your life.


Purchasing Things to Consider

Step One

Before hitting the Property Press, Trade Me or Real Estate Agent websites it is important to know exactly what price bracket you really can afford to purchase in.

We recommend you get together with an experienced Mortgage Broker and go through the process of obtaining a Pre-Approval of Finance as many of the Banks have different Lending Criteria.

Importantly - remember a Pre-Approval of Finance is not unconditional Finance.
So never make your Agreement for Sale and Purchase unconditional based on having a Pre-Approval for Finance. 

This will clearly identify what price property range you can afford to look in.

Be prepared to work with a budget in addition to your Loan Repayment. There will be other costs to be considered such as:

  • Insurance both Building and Contents.
  • Council Rates and possibly Water Rates depending on where you purchase.
  • Power.
  • Phone.
  • Gas.
  • Including everyday living expenses.
  • Loan repayments.

    Do not be pressured into signing an Agreement for Sale and Purchase we recommend before you sign any documents to consult with your Conveyancing Practitioner to ensure the conditions in the Agreement do reflect your needs.
