8. Prepare a brochure about the property with photos for potential Purchasers to take away, you may even include information such as the annual rates. Be creative.
9. Check out your property file at your local Council to make sure all Building Permits or a Code of Compliance are on the file. In many instances Purchasers will have a clause in the Agreement for Sale and Purchase which will give them the right to check the file out. If the appropriate Building Permits or Code Compliance Certificates or Reports are not on the file this may present a problem.
10. Presentation will be the key. Ensure any repairs that need to be completed are done.
11. Ensure your garden is maintained and tidy.
12. Open your windows on a sunny day to allow as much sunlight in, and fresh air.
13. Fresh flowers assist, put the coffee pot on.
14. Ensure no valuables are left lying around.
15. Allow the Purchaser’s to inspect the property freely. Don’t follow them around.
